"A larger offering and rooms that will be closer to 5-star": Iconic's DoubleTree by Hilton hotel expands in Nice

16 additional rooms. The expansion project for the DoubleTree by Hilton hotel, located in the Iconic building near Thiers train station in Nice, has been launched. The hotel currently has 105 rooms, but will use the available space in Iconic to expand to more than 120 rooms. The idea: to use a still-vacant area under construction on the third floor of the building, below the Metropolitan gym, which has been open since February.
"This will allow us to have a larger offering and rooms that will be closer to 5-star," explains the hotel's general manager, Maxime Salembier. The objective is to create five new suites of 40 to 50m² with large bay windows to enjoy the view of Jean-Médecin and the station esplanade, as well as standard rooms of around twenty square meters. Currently, the suites and rooms offered are already quite luxurious and perfectly soundproofed, depriving guests of any noise pollution. The hotel is located a stone's throw from the station, between the Mathis track and the railway network, but the use of the services of an acoustician and the double thickness of windows allows for absolute calm.
From 200 euros per nightThe additional rooms will, among other things, attract "especially international customers who come to Nice or have to travel to Monaco," explains Maxime Salembier.
For the suites, the rate could be around 200 euros per night in winter, rising to four-figure sums in high season or during the Monaco Grand Prix. The project was approved by Compagnie de Phalsbourg, owner of Iconic, which is covering the entire cost of the work. For the company, it was also an opportunity to bring additional dynamism to Iconic and the neighborhood. "We're going to add 750m², to bring the total surface area of the hotel to around 6,000m²," says Gaël Romero, the Compagnie's regional director.
For now, everything remains to be built on this floor, which resembles a vast construction site. Work has just begun and is expected to be completed in April 2026. "The ideal would be to be ready by May 1st," the hotel's general manager hopes. Then, it will be enough to break down the wall to access the newly developed part from the 3rd floor of the establishment. The rest (around 500m²) has been allocated to a new school for the Skolae group.
The hotel will have to hire additional staff for room maintenance and guest reception, although this has not yet been quantified.
Respond to the hotel's favorable occupancy rateThis expansion promises to be beneficial for the hotel. Since its opening in July 2024, the establishment has boasted very good occupancy rates for several months. "In May, June, July, and August, we were almost full, with an occupancy rate of around 96%," boasts Maxime Salembier. The rest of the year, even if it's quieter, this rate fluctuates between 50 and 85%.
This expansion will therefore help meet the increasingly strong hotel demand on the Côte d'Azur.
